Conditions of Booking

  1. Every effort is made to accommodate guests in their preferred cottage but management reserves the right to make alterations to bookings where necessary.
  2. All cottages are strictly NO SMOKING indoors. Guests will be asked to leave if found smoking indoors and will be charged a cleaning fee of $50.
  3. Departure - the property should be left in a similar state to its condition on arrival, with all dishes done. If the house is not left in a satisfactory state, an additional cleaning fee of $100 will apply. Check out time is by 10am at the latest to allow us time to prepare the cottage for the next guests.
  4. Bond - We require credit card details as security. Management reserves the right to inspect the property at any time if they consider the conditions of booking to be broken.
  5. Please note that our maximum capacity for any one cottage is six (6) people (including children) and under no circumstances can we accommodate above this number. Any additional overnight guests or extra bedrooms used above those originally booked will be charged at the going rate.
  6. We ask that you inform us of any day guests. No more than six (6) day guests may visit at any one time. Day guests are allowed to visit during the hours of 9am – 9pm. You are responsible for their behavior at all times.
  7. Parties and functions are strictly prohibited. Disturbance to our neighbours, including excessive or late night noise, is prohibited and may result in termination of your rental.
  8. All children under the age of 18 years must be accompanied by a responsible adult during their stay with us.
  9. Management reserves the right to ask guests to leave at any time, if any of the above conditions are broken or if guests’ behavior is considered unruly. No compensation will be offered if your stay is cut short due to bad behavior and you will be expected to pay for any damage and breakages.
  10. Pets are only allowed where specific arrangements have been made prior to arrival. A fee of $25per pet per week applies. A credit card imprint or bond of $250 is also required. Guests are fully responsible for the comfort of their pets (i.e. providing bedding, food & bowls) and the cleaning of all messes. Guests will be charged for any damage caused by pets and a $50 per pet fee for any additional cleaning required (eg. picking up dog mess or excessive shedding). We ask that pets be outside as much as possible but allow them to sleep inside at night (in tiled laundry area). Under NO circumstances are pets allowed in bedrooms or on furniture. If you are out for the day pets must NOT be left in the house and you need to be mindful of our neighbours and ensure that dogs do not bark constantly.

Cancellation Policy

  1. We require a deposit of $100 or 33% of tariff (whichever is greater) to confirm your reservation. The balance of the tariff owing must be paid 1 week prior to arrival. Keys will not be handed over until the tariff has been paid. All special offers or discounted deals must be paid for in full at time of booking. Vouchers are non-refundable.
  2. Provided you give us four (4) or more week’s notice of your Cancellation, your deposit will be refunded in full less any commissions which may be due to booking agents or credit card fees or alternative dates offered.
  3. More than two (2) weeks but less than 4 weeks notice of cancellation we will refund 50% of the deposit or alternative dates offered.
  4. Reservations cancelled with less than fourteen (14) days notice – no refund.
  5. Golf bookings - Where bad weather affects golf bookings, courses require 48 hours notice of cancellations on weekends and peak periods, and 24 hours notice of cancellation on midweek bookings, other wise full green fees are payable. It may be possible to reschedule midweek bookings without loss of fee.
